Plots for many purposes

In Lahti, the Asko area is part of the city center and is included in a large railway development project of Lahti and its neighboring municipalities. The area offers versatile opportunities for commercial and residential construction. In Forssa, our plot is ideal for a terraced housing project. We also offer these opportunities to other real estate investors and developers.
We are an active party in advancing projects, a good example of which is the Silk Factory in Vantaa, where we are developing a versatile commercial property in a block, part of which we sold to Skanska for apartment building construction.

The Asko area currently consists of six properties: Asko 1, Askotalo, Koy Lahden Teollisuuskeskus, Upotalo, Upo2, and Koy Lahden Liesitehdas. In addition, the first zoning plan enabling residential use was confirmed for the Asko area in August 2017. It covers approximately 80,000 square meters of building rights for residential, commercial, and office buildings. The planning area is bordered by the Asko street junction to the west and the Upon bridge to the east. The first residential apartment building, “As Oy Lahden Askonhovi,” was completed in the area in the summer of 2020.

WESTERN RESIDENTIAL BLOCK

The planned area is bordered by the Asko street junction to the west and Askotalo to the east. The confirmed zoning plan includes approximately 15,000 square meters of residential construction. The goal is to implement a wide variety of housing types: owner-occupied, rental, student, senior, service, care, etc.

GROCERY STORE

The planned area includes a 2,000-square-meter grocery store with a front store, serving the surrounding area and the nearby Lahti Travel Center. Additionally, about 1,000 square meters of other local services are planned.

COMMERCIAL BLOCK

The planned area can accommodate either a head office building or an office building for several small companies (KTY). The building rights in the area are 6,700 + 6,700 square meters, totaling 13,400 square meters on two plots.

Lahti

Asko area in Lahti

The Asko area is the largest of Renor Oy’s properties in terms of area. It is part of the city center of Lahti and is included in the extensive railway development project of Lahti and its neighboring municipalities. The investment potential of 600–700 million euros makes the area one of the most interesting urban development projects in the Lahti region.

Properties and future of the Asko area

Renor has repurposed the historical factory properties in the area. In recent years, the most diverse business cluster in Lahti has grown in the area. More than 300 expert, commercial, service, logistics, and production companies operate there, providing jobs for about 2,500 people. Because there is a wide range of services and space options available, both local and national companies have sought to establish themselves in the area. This is also supported by the location: the area combines diverse private and public transport services within and outside Lahti.

Properties and Future of the Asko Area

The Asko area currently consists of six properties: Asko 1, Askotalo, Koy Lahden Teollisuuskeskus, Upotalo, Upo2, and Koy Lahden Liesitehdas. Additionally, in August 2017, the first zoning plan enabling residential use was confirmed for the Asko area. The zoning plan includes approximately 40,000 square meters of residential construction and nearly the same amount of building rights for commercial and office buildings. The planning area is bordered by the Asko street junction to the west and the Upon bridge to the east.
The first residential building was completed in the summer of 2020 in the western residential block of the Asko area, at the corner of Asko Street and Mannerheim Street. The eight-story building has 37 homes, ranging from studios to three-room apartments.

Western residential block

The planned area is bordered by the Asko street junction to the west and Askotalo to the east. The confirmed zoning plan includes approximately 15,000 square meters of residential construction.
The construction of the first residential building began in March 2019, and the ready-to-move-in homes were completed in June 2020. The eight-story apartment building has 37 homes, ranging from studios to three-room apartments. The project development and sales of the apartments: Touko Capital. The construction was carried out by Rakennustoimisto Valve Oy.

Grocery store

The planned area includes a 2000-square-meter grocery store that serves the surrounding area and the Lahti Travel Center. Additionally, about 1000 square meters of other local services are planned.

Naturally correct in the Asko area

In our operations, we pay special attention to energy efficiency and have extensively studied the utilization of renewable energy sources. We develop and certify our properties systematically. In Lahti, Askotalo has been awarded the BREEAM In-Use good level environmental certificate.
Renewable energy sources are widely utilized throughout the Asko area: the groundwater system is used to cool thousands of square meters of office, restaurant, and lobby spaces. Electricity consumption in these areas is about 30–50 percent lower than in spaces cooled by conventional methods.
In the summer of 2018, the efficiency of geoenergy production was increased by drilling a second well near the previous one. This is Finland’s first significant groundwater-based geoenergy system, with a capacity of 0.3 MW. When completed, the wells will form a well pair, allowing them to be used as a proper ATES system (aquifer thermal energy storage). The current water supply, 600 cubic meters per day, will increase to 1000 cubic meters. As a result, the monthly heating capacity will increase from 100 megawatt-hours to about 160 megawatt-hours.

Pori

Puuvilla urban block in Pori

The Puuvilla urban block in the Isosanta district of Pori, on the banks of the Kokemäenjoki River, consists of the Puuvilla shopping center and other buildings in the block, the most notable of which are the impressive old spinning mill building and the headquarters. The Puuvilla properties are owned by the mutual real estate company Porin Puuvilla Oy. Renor and Ilmarinen own Porin Puuvilla Oy in equal shares.

Puuvilla urban block now

The urban block is divided into the Puuvilla Business Park, offering office, educational, and various service spaces, and the Puuvilla shopping center. The versatility guarantees economic conditions and good services for continuous development.
The Puuvilla Business Park has become a significant business, administration, science, and culture hub in its area, attracting numerous actors from various fields due to its central location. The Puuvilla shopping center opened in November 2014. The growth in visitor numbers and sales has been record-breaking annually. In 2016, the shopping center had over 5.3 million visitors, an increase of about 11 percent from the previous year. Total sales grew by about 11 percent during the same period.
Puuvilla has become the largest business and educational center in Satakunta, where local and national companies and organizations operate in addition to shopping center operators. The Puuvilla area is part of the nationally significant built cultural environments inventoried by the Finnish Heritage Agency.

Pori’s Puuvilla runs on renewable energy

The Puuvilla shopping center has a platinum-level LEED environmental certificate. The guiding factor in the property’s redevelopment has been responsible development of the existing block.
Currently, more than 98 percent of the annual heating and cooling energy needs are met by geoenergy. From the beginning, geoenergy has been used for cooling and heating the property.
In the spring of 2017, one of Finland’s largest on-site solar power plants was commissioned at the shopping center. Now, 2,226 solar panels produce about 534,000 kWh of solar electricity annually. This amount corresponds to the annual electricity consumption of 266 apartment units.
Visitors also have environmentally friendly options: there are charging points for electric cars in the parking hall.

Vantaa

Silk Factory in Vantaa

The Silk Factory is a renewing urban block in Vantaa, in the middle of Tikkurila, within walking distance of the busy Tikkurila train station. In the first phase of the Silk Factory renewal, the investment amounted to approximately 13 million euros. This included the construction of 5,000 square meters of office space, a parking facility for about 175 cars, and a geothermal heating plant for the entire block. The first phase was completed at the turn of 2018-2019. A residential building has also been completed in the block, adjacent to the park-like shore of the Keravanjoki River. The new theater facilities for Theatre Vantaa and Dance Theatre Raatikko were completed in the fall of 2021, and the small offices in Värjäämö were completed at the end of 2021.

• The renovated Silk Factory office building Konttori was put into use in January 2019
• A dedicated parking facility serves customers
• The new facilities for Theatre Vantaa and Dance Theatre Raatikko were completed in the fall of 2021
• The new small offices were completed at the end of 2021
• Renewable energy is utilized in energy production (geothermal plant)

The office building Konttori and the parking facility were transferred to the ownership of Special Investment Fund Aktia Commercial Properties on 30 September 2020, and the small offices in Värjäämö were transferred on 31 March 2022. Renor Oy continues to lease the properties and develop the area.
